We know how confusing this process can be.... between permits, inspections, foundations and delivery. We also know how to make it as easy as possible for you!

How can I determine if my property is suitable for one of your tiny home’s and if it can be serviced?
We offer a precheck service to assess your site. We evaluate services, provide recommendations for hookups and costs, check municipal permit approval, and assess site accessibility to determine if a crane or driving the unit in is required.

Am I allowed to add a second house to my property in Ontario?
Yes, thanks to Bill 23, most residential properties in Ontario are now permitted to have a second detached home, provided they meet setback and servicing requirements.

What is Bill 23 and how does it apply to tiny homes?

Bill 23, known as the More Homes Built Faster Act, was introduced by Doug Ford. It allows properties to add a second detached dwelling and removes municipal minimum size requirements for homes, as long as they adhere to the Ontario Building Code's minimum size of 188 square feet.

 

How do I receive my newly purchased tiny home?
We can either drive the tiny home into your yard if clearances permit or use a crane to place it over obstacles or existing structures, right onto a foundation of your choosing.

 

What type of foundation is required for these tiny homes?
Our tiny homes are designed to be placed on a pier foundation, such as concrete Sono tubes or helical piles, which is the most economical option. They can also be placed on engineered slabs on grade or full basement foundations if desired.

I’m overwhelmed by the permitting process. Do I have to handle this myself?
No, you are not alone in this process! We offer an optional full permitting service to handle all aspects of the process for you, so you can relax.

 

Can I have one of your tiny homes as the main residence on my property?
Yes, Our tiny homes can serve as the primary residence on a property. They are not restricted to being a secondary dwelling.

 

What does dual inspection mean?
Dual inspection means your tiny home will be inspected in our factory by our municipality up to 90% completion, and then once more at your property by your municipality for foundation connections and site servicing.

 

What certification do your tiny homes meet?
Our tiny homes are built on foundations according to the Ontario Building Code and receive valid building permits as permanent homes under a new section of the code for dual inspection tiny homes.

 

Why build tiny homes to the Ontario Building Code rather than CSA standards?
Building to the Ontario Building Code ensures that the home meets specific climate and life safety standards for Ontario, including snow loads and cold winters. Our homes undergo multiple inspections during construction. CSA RV or Park model homes are designed for temporary use and do not meet the Ontario Building Code’s life safety requirements.

 

Are your homes customizable?
Yes! Our Tiny Homes are customizable. You can choose a base model and select options and finishes to personalize it, including minor layout changes and a range of finishing options.

 

What is the maximum size of the unit you can build?
Under the new Ontario Building Code section for dual inspection tiny homes, we can build units with a footprint up to 400 square feet. We also offer options for additions, second units, bunkies, or even basements for more space.

 

Can I purchase one of your homes if I live outside of Ontario?
Yes. While our tiny homes are designed to meet Ontario Building Code standards, they can be modified to comply with your local building codes and climate. We’ll need to confirm with your municipality to ensure approval before construction.

 

My municipality says I can’t place these units as primary or secondary homes in my area.
Some municipalities may not be up-to-date with current legislation and codes. We have the resources to assist you and communicate with the municipality to educate them about the process and current regulations, helping you get approval.

 

Can I use a tiny home as a temporary residence while building another house?
Yes, you can build a tiny home first and live in it while constructing another dwelling. The tiny home can remain on your property as a secondary unit once construction is complete.

 

Is this considered a mobile home?
Our tiny homes are installed on permanent foundations and connected to utilities. They do not have wheels and are classified as “Real Property,” adding value to your property.

 

I have a custom design in mind. Will you build custom units?
Yes, we offer the option to design fully custom units. Additional design fees may apply, but we strive to keep these costs to a minimum.

 

Can you build my unit off-grid?
Typically, Ontario Building Code requires homes to be connected to the grid for backup, but we can build tiny homes with solar and wind systems. Appliances can also be upgraded to more efficient or propane options.

 

Do the tiny homes require electricity, natural gas, and propane?
Our tiny homes are adaptable to your site services. While we recommend running as much electricity as possible, we can also install natural gas or propane heating and appliances if preferred.

 

How can I get financing for a tiny home?
We can assist with financing options, including cash-out refinancing, home equity loans, home equity lines of credit, construction loans, and more.
